The NLS Accreditation Framework
A private, four-level professional standard for real estate agents and brokerages in Spain — issued by The NLS to recognise consistent practice, ethical conduct, and verifiable competence.
The four levels
NLS Verified Agent
Identity, business registration, and listing-compliance baseline verified. Entry-level practitioner standard.
NLS Certified Sales Agent
Completed Level 1 academy training and exam. Demonstrates working knowledge of Spanish transaction practice, AML, and ethical conduct.
NLS Accredited Agent
Level 2 designation: deeper command of law, mandate practice, case work, and cross-border buyer handling.
NLS Professional Broker
Level 3: a peer-reviewed capstone portfolio in operations, supervision, AML escalation, and policy authorship.
For brokerages
Parallel four-level recognition is available for brokerages: NLS Verified Brokerage, Certified Brokerage, Accredited Brokerage, and Professional Brokerage. Brokerage levels reflect legal entity verification, policy maturity, team compliance percentage, and an annual audit at the highest tier.
Verify a designation
Every NLS designation carries a public verification ID in the form NLS-CSA-2026-000123. Anyone may verify a designation by visiting /verify and entering the ID, or by appending it to the URL (e.g. /verify/NLS-CSA-2026-000123).
