Add the Offer To Purchase to the seller's deal, fill in the buyer's terms, track it through sent, viewed and countered, then accept and move straight on to the reservation.
An offer on The NLS lives inside the seller's deal, next to the listing agreement and everything else about the property. You record it once, as an Offer To Purchase. From then on the deal tracks where the negotiation stands, keeps every version you present, and when both sides agree, hands you the reservation already filled in with the agreed terms.
Nothing goes to the seller or the buyer on its own. Generating the offer document only creates it on the deal. You decide when it has been presented and you record the seller's answer.
Before you start
- A deal for the property in Mis operaciones. If you created the listing through a deal it already exists. If not, see Create a deal and run the transaction.
- The buyer's name and contact details, and their terms: price, deposit, time to completion and how long the offer stands.
- A few minutes with the seller once the offer is ready, because presenting it is still your job.
-
Open the seller's deal
From your dashboard open Mis operaciones and click the deal for the property being sold. Stay on the Documents tab. The forms library sits beside the deal's documents.
-
Add the Offer To Purchase
In the forms library open the Offers & Reservations group and add Offer To Purchase, by dragging it onto the deal or clicking its plus. It joins the deal's documents as a draft.
Open the draft. The property, the seller and your agency are already filled in from the deal, so you only add what the deal does not know yet.
Note Every form in the library is written in Spanish and English side by side. The form names show both languages too.
-
Enter the buyer and their terms
Add the buyer as a party if they are not on the deal yet, then enter the deposit, the time to completion and how long the offer stands.
Type the offer price. The price clause in the contract on the right updates as you type, so you can check the figure in words and in numbers before you go any further.
-
Generate the offer document
Click Review & send. This generates the offer document on the deal. It does not email anyone. You present the offer to the seller in whatever way suits you both, and you record what happens next on the deal.
Note Changes save automatically as you type, so you can leave an offer half done and come back to it.
-
Track the negotiation on the Summary tab
Open the deal's Summary tab. The Offer & negotiation panel shows the current offer, its status and a timeline. The status moves through drafted, sent, viewed, countered and accepted, and on to the reservation.
Once you have presented the offer to the seller, click Mark as sent. When the seller has read it, click Mark viewed. Because the buyer and seller are usually not on the platform, you record their actions for them.
-
Counter if the seller wants different terms
Click Counter. A counter-offer opens with the same terms as the current offer. Change only what the seller wants changed, usually the price, then generate it with Review & send and present it the same way.
Every version you present is kept under Version history on the Summary tab, with who sent it and when. Nothing is overwritten, so you can always show how the price moved.
Note The panel also offers Reject y Withdraw. Reject records the seller turning the offer down. Withdraw records the buyer pulling out. Both ask you to confirm first.
-
Accept the agreed terms
When both sides agree, click Aceptar and confirm. The current terms become the agreed terms of the deal, and the offer shows as accepted.
-
Move on to the reservation
As soon as the offer is accepted the panel asks What would you like to generate next? Choose Enhanced Reservation. It opens already filled in with the agreed price and terms, ready for you to complete and send for signature. The other options listed there are prepared through your lawyer.
From here the reservation follows the same path as any other contract: fill in the rest, then Review & send. See Send a contract for e-signature.
Conviene saber
- Record the buyer's offer in the seller's deal, not in a deal of the buyer's own. The seller's deal is where the listing agreement, the reservation and the completion documents will all sit.
- One offer at a time. A counter replaces the current terms. If a second buyer appears, record their offer as a separate document so the two histories stay apart.
- Nothing is emailed by the offer panel. Mark as sent, Mark viewed, Accept and Reject are your record of what happened off the platform. The first email the platform sends is the signature invitation for the reservation.
- Keep the history. If the seller asks what the buyer first offered, the Version history has every version with a date and the name of the person who presented it.
- Legal wording. The forms are templates in Spanish and English. They are not legal advice, so if you or your client are unsure about a clause, ask a legal adviser before you send.
