There are five: an Administrator can manage the team, just like you. A Manager can also edit every team listing, and an Agent has all the agent tools. How do I search with AI?

Type what you're looking for in the AI search on your dashboard, the way you'd say it to a colleague, in English or Spanish. As you type, small chips show how The NLS reads your brief: the property type, the area and the budget. If one is wrong, change your sentence, then press the search button.

How do I see sold or withdrawn listings, or change the order of results?

The status chips switch between active, pending, sold, expired and withdrawn listings. Sort changes the order, for example closest to budget or newest, and Refine nudges the search for you: cheaper, more beds, larger, or nearer the beach.

Can the AI fill in a buyer want for me?

Yes: describe your buyer in plain English or Spanish and click Fill with AI. The NLS fills in the form, shows what it understood, and tells you what's still missing. No. The buyer's surname stays private and is never published. Other agents see the budget, the areas, your brief and how to contact you. Linking the want to a client in your CRM is optional.

Watch how · 1:39 in the tutorial Buyer Wants15 · Buyer WantsCopy link

Watch how · 0:07 in the tutorial Add a listing17 · Add a listingCopy link

Why do I have to choose a seller when adding a listing?

How does the address and Cadastre lookup work?

What compliance information does a listing need?

Compliance and Ownership holds what Spain requires before a property is advertised: the energy certificate grades and the running costs. Can I fill a listing from a Nota Simple?

Yes. In Add a Property, under Location, choose Nota Simple or Escritura and click Fill from Nota Simple, or drag the PDF or a photo of it onto the box. The NLS reads it, finds the cadastral reference, and fills in the address, the map and the facts. You don't need to pick the seller first: it holds the file and files it in their vault once they're linked.

How does a public listing go live?

A public listing goes live once its listing agreement is in place; until then it waits in My Listings as a draft. Either generate the agreement in The NLS and have it e-signed, or upload one the seller has already signed. With e-signing, the moment both of you have signed the agreement is approved and the listing turns Active, with no admin step.

What's the difference between a public and a private (pocket) listing?

A public listing goes on the website and portals, needs a signed listing agreement, and anyone can see it. A private listing, shown as a Pocket Listing, needs no listing agreement and only NLS members can see it. It's off-market: shared with every NLS agent, never with the public.
