Questions about this
How do I add a listing?
Go to My Listings and click Add Listing, or use Add in the top menu. Add a Property has nine sections down the left, and the Listing Status panel on the right tracks what's still required. You can save a draft at any time.
Why do I have to choose a seller when adding a listing?
Documents you add are filed in your client's vault, so the listing needs to know who they are. Search your clients, or click Add a client who is not on your list yet and enter their name, email and phone.
How does the address and Cadastre lookup work?
In Location, type the street and postcode and pick the right suggestion. The building is found in the Cadastre: the plot is outlined, and the cadastral reference, built area and year are filled in. If it's the wrong house, click the right one on the map; if the property isn't in the Cadastre, use Place it manually. Below the map you can hide the street from the public listing and choose how exact the pin is.
How do I list a flat in a building with many homes?
The NLS asks which unit is for sale. Tap the door, and that unit's own reference, size and year go on the listing.
Can The NLS write my listing description?
Yes. Click Write with AI, choose a tone, a length and the language, then click Generate Description. It writes from what you've already entered, so read it carefully: it's your listing. You can make it shorter, more luxurious or translate it to Spanish, then click Use Description.
Who can see Private Remarks on a listing?
Other agents only. Use them for showing instructions, keys and owner preferences; they're never shown to the public.
What compliance information does a listing need?
Compliance and Ownership holds what Spain requires before a property is advertised: the energy certificate grades and the running costs. For many towns The NLS suggests the garbage tax; just click Use. Drop in the energy certificate, IBI receipt or title deed and they're added straight to the seller's vault.
How do I see what's still missing before my listing can go live?
Review and Publish shows each section and anything still missing; click Show me to jump straight to it. The Listing Status panel on the right tracks it too, and a draft card in My Listings tells you what's left.
