Madrid: local guide and property context

A sourced introduction to Madrid, its official settlement geography and the evidence used on this property-area page.

Local overview

Madrid is the capital and largest city of Spain. Madrid is the second-largest city in the European Union (EU), after Berlin, and its metropolitan area is the second-largest in the EU, after Paris. The municipality covers an area of 605.77 square kilometres (233.89 sq mi). Madrid lies on the River Manzanares in the central part of the Iberian Peninsula at about 660 metres (2,170 ft) above mean sea level. The capital city of both Spain and the surrounding autonomous community of Madrid, it is the political, economic and cultural centre of the country.

The primitive core of Madrid, a walled military outpost, dates back to the late 9th century, under the Emirate of Córdoba. Conquered by Christians in 1083 or 1085, it consolidated in the Late Middle Ages as a sizeable town of the Crown of Castile. The development of Madrid as an administrative centre was fostered after 1561, as it became the permanent seat of the court of the Hispanic Monarchy. The following centuries were characterised by the reinforcement of Madrid's status within the framework of a centralised form of state-building.

The Madrid urban agglomeration has the second-largest GDP in the European Union. Madrid is ranked as an alpha world city by the Globalization and World Cities Research Network. The metropolitan area hosts major Spanish companies such as Telefónica, Iberia, BBVA and FCC. It concentrates the bulk of banking operations in Spain and it is the Spanish-speaking city generating the largest number of webpages. Madrid houses the headquarters of UN Tourism, the Ibero-American General Secretariat (SEGIB), the Organization of Ibero-American States (OEI), and the Public Interest Oversight Board (PIOB). Pursuant to the standardising role of the Royal Spanish Academy, Madrid is a centre for Spanish linguistic prescriptivism. Madrid organises fairs such as FITUR, ARCO, SIMO TCI and the Madrid Fashion Week. Madrid is home to football clubs Real Madrid and Atlético Madrid.

Madrid is one of Spain's leading destinations for international tourism. In 2023, it ranked second among Spanish tourist destinations with 5,757,815 international visitors. Madrid's main international source markets include the United States, Italy, France, the United Kingdom and Mexico.

The linked structured record provides a recorded municipal area of 604.46 square kilometres and a reference coordinate of 40.4169, -3.7033. The coordinate is a municipal reference point, not a property, parcel boundary or radius from which local claims are inferred.

Settlements and local form

For Madrid, the IGN Nomenclátor currently lists 1 official population nucleus. The imported source records are dated through 2025-11-27. The entry explicitly marked as the municipal capital is Madrid, at a recorded elevation of approximately 645 metres. Nomenclátor entries describe settlement geography; they are not listing totals, neighbourhood boundaries or evidence of homes currently available for sale.

How this guide keeps the evidence local

This guide uses Madrid’s exact municipality identity before attaching any official market series or local listing count. This prevents similarly named places in other provinces from being blended together. Where a municipality-level series is unavailable, the page labels the province fallback explicitly; current NLS asking inventory remains separate from completed-sale, demographic and cadastral evidence.

Current Catastro coverage for Madrid municipality includes 124,338 recorded buildings and 1,528,943 recorded dwellings, with an average recorded build year of 1968. These are cadastral records, not a count of homes currently for sale.

Within buildings that carry a usable construction year, the largest Catastro age band is 1950–1969, representing 36.0% of that recorded subset. The distribution helps describe the physical stock, but it does not establish refurbishment condition, energy performance or legal status for an individual property.

The current Consejo General del Notariado snapshot reports a completed-sale rate of €5,185 per square metre for Madrid municipality, based on 35,302 price-informed sales from 39,510 total recorded transactions. It is a dated aggregate snapshot rather than an asking-price estimate or an individual property valuation.

These measures describe the resident and household context. They should not be converted into a forecast of prices, rents or buyer demand.

The administrative extract contains 438,752 registered energy certificates for this scope, with 6.1% rated A to C. Certificate coverage is not the same as the total housing stock, and a certificate count must not be read as a count of homes available to buy.

NLS currently shows 31 active public listings for this search. Those live asking listings are kept separate from official completed-sale, demographic and cadastral records so readers can compare current availability with historical evidence without blending unlike measures.

Sources, periods and how to read this analysis

Completed-sale snapshot. Consejo General del Notariado / Penotariado aggregate for the stated scope. Price measures use 35,302 price-informed sales from 39,510 total recorded transactions. It is a current snapshot fetched 2026-08-03 21:39:29, not a historical point.

Transaction activity. MITMA quarterly housing transmissions, shown as published counts with no scaling or extrapolation.

Registered-price context. Colegio de Registradores quarterly statistics for the labelled comparison scope. Aggregate values are never relabelled as municipality or neighbourhood values.

Population and income. INE series for Madrid municipality through 2023. Aggregate percentages and averages are population-weighted where appropriate.

Physical stock. Dirección General del Catastro building records. Counts describe recorded stock, not homes currently for sale.

Administrative registers. Official energy-certificate and, where available, tourism-register entries are matched to official geography; coverage is not a model of unregistered stock.

Geographic scope. Official municipality pages use their INE code. Legacy area-taxonomy pages inherit only a municipality or province scope that resolves unambiguously; no market value is derived from a listing location.

Current listings. The NLS active public inventory, shown separately as asking inventory and never blended into completed-sale statistics.

This is aggregate market context, not a property valuation, cadastral assessment, legal opinion or forecast. Non-institutional deed samples and commercial portal asking-price benchmarks are excluded from the analysis.
