Post a buyer want

Guide 6 min read 8 steps Updated 1 Nov 2026 Copy link

Describe your buyer, let the AI fill the form, check areas, budget and features, tick the verification declaration and publish, then keep the want current from My Wants.

A buyer want tells every agent on The NLS what your buyer is looking for. Agents with a fitting listing can contact you, and The NLS matches live listings against the want and emails you new matches. The buyer's surname is never published.

The quickest way to post one is to describe the buyer in a sentence or two and let the AI fill in the form. You then check what it understood, add anything missing and publish.

Before you start

  • Your buyer's brief: areas in order of preference, budget range, built area, bedrooms, bathrooms and the features that matter.
  • Your buyer's agreement that you represent them. You will declare this on the form.
  • If the buyer is already in your CRM, their name, so you can link the want to their record. This is optional.
  1. Start a want

Click Demanda at the top of your dashboard. This opens Create Buyer Want. You are the publishing agent. Use Change agent to post it for a colleague instead.

If the buyer is already in your CRM, type their name and pick them from the list. You can leave this blank.

  2. Describe your buyer and fill with AI

Describe the buyer in plain English or Spanish, then click Fill with AI. The NLS fills in the form and shows what it understood. It also tells you what is still missing, for example the built area or the buyer's surname.

You can skip this and fill the form by hand if you prefer.

  3. Check the areas and budget

Check the areas are in the buyer's order of preference, and answer How flexible is the buyer on area? If nearby is fine, set the maximum distance in kilometres.

Add the minimum and maximum budget. Tick Can stretch up to +10% if the buyer has some room above the maximum.

Note Each area on a want gets a twelve-kilometre circle, and a listing inside a circle can match. The flexibility setting tells other agents how far the buyer will really go.

  4. Set size and features

Enter the built area, bedrooms and bathrooms. Under Features and preferences, mark each feature as Essential or Preferred, and list any Deal-breakers. If the AI filled the form, check what it marked; a private pool mentioned in your brief, for example, will already be essential.

  5. Title, brief and the buyer's name

A title is suggested for you; change it if you like. Anything else the buyer wants goes in the brief and is shown on the want. The buyer's surname stays private and is never published.

  6. Tick the declaration and publish

Tick the buyer verification declaration. It is your own statement that you represent this buyer, so the AI never ticks it for you.

When the card on the right says Ready to publish, click Publish Want. Or click Save Draft to finish later. Once published, you can edit the want, add another, or go back to your dashboard.

  7. Find and manage your wants

All your wants are in the Compradores menu under Mis demandas. Click Vista to see one as other agents see it: the budget, the areas, your brief and how to contact you. The map on the want shows the matching circles around each area.

Back in Mis demandas, use Editar to change a want, Archivo to close it, or Actualizar estado to show where it stands.

  8. Keep it current

If a want has not been updated for a while, The NLS emails you to ask whether your buyer is still looking. One click keeps it live or marks it withdrawn. If you do not answer, the want is marked withdrawn about a month later, and you can re-activate it from Mis demandas.

Conviene saber

  • Start from a saved search. On any saved search, Add buyer want copies its criteria into a new want.
  • Fewer essentials, more matches. Mark only true must-haves as essential. Everything else as preferred keeps the match list useful.
  • A draft is private. Nothing is shown to other agents until you click Publish Want.
  • Posting for a colleague? Use Change agent before you publish, so the want carries their contact details and the matches reach them.

Yes: describe your buyer in plain English or Spanish and click Fill with AI. The NLS fills in the form, shows what it understood, and tells you what's still missing.
