A public listing goes live once its listing agreement is in place. Generate the agreement from the draft and have it e-signed, or upload one the seller has already signed.
A Público listing goes live once its listing agreement is in place. Until then it waits in My Listings as a draft. Spanish law requires the agreement before a property is advertised, so The NLS will not publish without it.
There are two routes. Generate the agreement inside The NLS and have it e-signed, which approves it automatically with no admin step. Or upload an agreement the seller has already signed on paper, which our team checks before the listing goes Active.
Before you start
- A saved draft listing with the location, price and seller already filled in.
- The seller's full name, email, phone and ID number.
- The agreed price, your fees and the mandate dates.
- For the paper route, a scan or photo of the signed agreement.
-
See why the draft is not live yet
Open Mis inmuebles. The draft card shows what is still missing. On the listing itself, the Listing authority section explains the two ways to supply the agreement.
-
Generate the agreement
On the draft's card click Generate listing agreement, then choose Exclusivo or Non-exclusive. They are different legal agreements, so The NLS always asks.
The agreement opens with your listing already linked. On the left you fill in the gaps. On the right the bilingual contract updates as you type, Spanish on the left and English on the right.
-
Fill in the details
Add the place and date, then the seller: name, email, phone and ID number. Then the price, your fees and the mandate dates. Every value appears in the contract as you go.
When the progress bar reaches a hundred per cent, use the review and send button to finish the document.
-
Send it for signature
The finished document appears under your recent documents. Choose to send it for signature and check who signs: you, as the agent, and the seller. Then send the signing invitations by email.
Each signer gets a secure link by email. You sign from yours.
-
The seller signs, the listing goes live
The seller opens their link, reads the agreement, signs in the box and clicks Complete. They need no account and nothing to print.
The moment both of you have signed, the agreement is approved and your listing turns Active. There is no admin step and no waiting. The completed signed document is filed in the seller's vault automatically, ready for the sale.
-
Or upload an agreement signed on paper
If the seller has already signed on paper, open the listing, upload the agreement in the Listing authority section, tick the listing terms and publish.
The NLS checks it and emails you when the listing goes Active, or if anything needs fixing.
Note The paper route needs a human check, so allow some time. E-signing is immediate.
Conviene saber
- Exclusive or non-exclusive changes the contract text, not just a label. Pick the one you actually agreed with the seller.
- Seller has no email? Signing invitations travel by email, so get one before you generate the agreement, or use the paper route.
- Private listings skip all of this. They need no listing agreement, only the listing terms ticked, and are shown to NLS members only.
- Check the vault afterwards. The signed agreement sits in the seller's documents and is the first thing the deal will need.

What's the difference between a public and a private (pocket) listing?
A public listing goes on the website and portals, needs a signed listing agreement, and anyone can see it. A private listing, shown as a Pocket Listing, needs no listing agreement and only NLS members can see it. It's off-market: shared with every NLS agent, never with the public.
