Schedule an open house for your listing, invite the agents who matter, collect honest feedback at the door and by email, and read the results on your dashboard.
An open house shows your listing to many agents in one go. The NLS handles the invitations, the RSVPs, a QR code for the door and a feedback questionnaire that goes out the same evening, so you can concentrate on the house.
You schedule it in four steps from Mis jornadas de puertas abiertas. Once it is published, other agents find it under Open Houses in the top menu and can RSVP with their team.
Before you start
- A published listing with a correct address and a description you are happy for attendees to read. Both are copied from the listing.
- A date and a start and end time agreed with your seller.
- A flyer or window card as an image or PDF, if you have one. It is optional.
- Your RSVP contact details, and any practical notes such as parking or refreshments.
-
Start scheduling
In the Inmuebles menu choose Mis jornadas de puertas abiertas and scroll to Programar una jornada de puertas abiertas. There are four steps: Property and time, Dónde, Promocionar y Comentarios.
Pick your listing, choose the date and set the start and end time. Click Siguiente.
-
Check the location
The address and the description for attendees come from your listing. Check the pin on the map and drag it to the exact entrance if it is off. Click Siguiente.
Note Agents navigate to the pin, not to the written address. A pin on the wrong gate of an urbanisation costs everyone ten minutes.
-
Promote it and invite agents
Under Promocionar, upload your flyer or window card if you have one. Then choose your options: whether agents must RSVP, whether to include the open house in Wednesday's email to all NLS agents, and whether to send a one-time invite to agents active in the area.
To invite agents personally, search by name or agency, or click Seleccionar todo, and tick the ones you want. Check your RSVP contact details, add notes such as parking or refreshments, and click Siguiente.
Note Each member can send one round of invitations every 20 hours, across all their open houses and private viewings. Get the list right before you publish.
-
Decide on feedback
Leave Comentarios on. Every attendee then gets a short questionnaire by email at 7 pm on the day. The asking price is hidden from them, so you get an honest read on value rather than a reaction to the number.
-
Publicar
Click Schedule Open House. You see a confirmation. If you invited agents, the invitations go out over the next few minutes. There is no need to click twice.
You also get a QR code and a link for the door, so walk-in visitors can leave feedback too. Your open house appears in your list with Editar, Folleto, Comentarios y Cancelar. It is also posted once to the Live Feed on your dashboard's Network tab.
-
Watch the RSVPs
Invited agents get an email with the details and a button to view and RSVP. Everyone else can browse open houses from Open Houses in the top menu, grouped by date.
You get an email each time an agent RSVPs, with their agency, contact details and your running total, and the RSVP appears in Alertas on your dashboard.
-
Paperwork for the day
The Forms library has an open house sign-in sheet, a visitor register and a host agreement, ready to print for your listing. Print the QR code as well and put it by the door.
-
Read the results
After the viewing, visitors answer a short form: how interested they are, what they liked, how the value feels and what they would pay. Their answers roll up on your dashboard under Valoraciones de jornadas de puertas abiertas, and the Comentarios button on your open house card takes you to the detail.
Use the price answers with your seller. A room full of agents saying the same number is the most persuasive evidence you will get.
Conviene saber
- Wednesday's email is the widest reach. Schedule before Wednesday if you want the open house in that week's edition.
- Area invites reach agents who have been active near the listing. Combine them with a hand-picked list of the agents you know have buyers.
- Cancelling marks the Live Feed post as cancelled, but agents who RSVP'd are not emailed automatically. Tell them yourself.
- Prefer appointments to a crowd? Use a private viewing instead, where agents book their own slot. See Offer private viewing slots on your listing.
