Add your agency's XML feed address in Inbound Feeds. The NLS checks it every 24 hours, imports your listings, and holds anything incomplete for you to review before it goes live.
If your agency already keeps its listings in a CRM such as Resales-Online, Inmobalia or Inmovilla, you do not need to type them again. Most CRMs can publish an XML feed. Add that feed in Inbound Feeds and The NLS imports your listings and keeps them in step with your CRM.
This guide covers the general steps. How to get the feed address out of a particular CRM, and which properties each provider sends, is covered in the XML feeds by provider topic.
Before you start
- The complete XML feed address from your CRM. Your provider gives you this, sometimes on request.
- If you only want some properties imported, a list of their references in your CRM.
-
Open Inbound Feeds
From your dashboard go to My Listings and choose Inbound Feeds in the menu on the left. The page is headed Import listings securely.
-
Add the feed
Under Feed URL click Add feed. Enter the complete XML feed address and a clear Feed name for the source, then click Add Feed.
You can connect more than one source. Each appears in the list below with its own on and off switch.
-
Choose which properties to import
By default The NLS takes the whole feed. To import only some properties, scroll to Reference allowlist, click Add reference and enter a property reference exactly as it appears in your CRM. Repeat for each one. Leave the list empty to import everything.
-
Wait for the first import
The NLS checks each feed every 24 hours, reconciles changes and holds incomplete records for review before publication. Images normally appear within two hours of a listing arriving; very large imports can take up to 24 hours.
Imported listings appear in My Listings. Anything missing a required detail waits as a draft rather than going live.
-
Review what was held
Before an imported listing goes live, confirm its address, its listing agreement and its expiry date. The draft card in My Listings tells you what is still missing, and the Listing Status panel on the listing shows the same.
Once the missing pieces are supplied, the listing goes live like any other and the feed keeps its price, photos and status up to date from then on.
Note A public listing still needs a listing agreement, even when it arrived by feed. Upload the signed agreement or generate one for e-signature.
-
Pause or change the import
Switch a feed off in the list to stop collecting from it; switch it back on when you are ready. Manage inventory manually pauses automatic ingestion for every feed while you tidy your listings by hand.
If your provider delivers files rather than a web address, turn on Use FTP delivery and the page shows where to send them. Agents who represent buyers and carry no inventory of their own can tick Mark as buyer's agent.
Good to know
- Decide where you edit. With an inbound feed your CRM is the master copy. A change made only in The NLS can be overwritten at the next check.
- Use the allowlist to start with a handful of properties, check they come through cleanly, then clear it to import the rest.
- Provider specifics such as where to find the address and which properties the feed includes are in the XML feeds by provider guides.
- Outbound is separate. Listings that arrive by inbound feed can still be sent on to portals and to your website from Outbound Feeds.
