Syndication Grants decides which NLS agents can feature your listings on their own websites, what travels with a shared listing, and how exact the location is.
Other NLS agents can include your listings in their own website feeds. That brings your properties more buyers, and by default everyone on the network may do it. Syndication Grants is where you change that: everyone, selected partners only, or no one.
You also decide what travels with a shared listing. Details like the cadastral reference and the running costs, and the exact position on the map, can be held back from third parties while the listing itself is still shared.
Before you start
- A view on who should be allowed to feature your listings.
- If you want to limit sharing to partners, the email address or NLS ID of each partner agent.
-
Open Syndication Grants
From your dashboard go to My Listings and choose Syndication Grants in the menu on the left. It also appears in your profile menu.
-
Decide who can feature your listings
Under Who can feature your listings? the default is Everyone: any NLS agent may include your active, non-private listings in a website feed. Choose selected partners instead to limit it to agents you name, or choose no one to keep your listings on your own channels only.
-
Add partners, if you chose partners only
Click Add a partner, enter the agent's Agent email or ID, and click Add partner. Repeat for each partner agency. Remove takes a partner off the list, and their website feeds stop carrying your listings from the next rebuild.
-
Choose what travels with a shared listing
Under What's included with a shared listing, tick or untick the details that go out with the listing, such as the cadastral reference and the running costs.
Under Location shared with third parties, choose how exact the map position is for other agents' websites: the real position, Approximate, or Area only. Click Save what's included.
Note These settings affect listings shared with other agents. Your own website and portal feeds always carry your full listing.
-
Keep one listing out of sharing
To hold back a single property, use Property visibility in Outbound Feeds and tick Hide everywhere for that listing, or mark the listing Private. Private listings are never shared.
Good to know
- Sharing is reciprocal in spirit. Your own website feed can carry listings other agents share with you, once your account is approved for network listings.
- Hide the exact location if sellers worry about unaccompanied visits. Approximate or area-only positions still let buyers see the neighbourhood.
- Changes take effect at the next feed rebuild, not instantly, so a partner's site may show your listing for a short while after you remove them.

What's the difference between a public and a private (pocket) listing?
A public listing goes on the website and portals, needs a signed listing agreement, and anyone can see it. A private listing, shown as a Pocket Listing, needs no listing agreement and only NLS members can see it. It's off-market: shared with every NLS agent, never with the public.
