Pick properties from a search, send them to one client as a personal showcase page, and watch for the moment they ask to view.
A showcase is a personal page of properties you choose for one client. They open it from a link, swipe through the photos, tell you how they feel about each home and ask to view the ones they like. They do not need an NLS account.
You send a showcase straight from a search, so it takes a minute to put together. Every reply comes back to your dashboard and to the Tours page, where it becomes the starting point for a viewing tour.
Before you start
- A search that returns the properties you want to share. Your own listings, network listings and portal matches all work.
- Your client's name and email address, if they are not already in your CRM.
- WhatsApp on the device you are using, if you would rather send the link that way than by email.
-
Pick the properties
Run a search for what your client is looking for. On each result you want to share, tick the square on the card. As soon as you tick one, a bar appears at the bottom of the page with a count of what you have chosen.
Keep adding until you have the set you want, then click Send Client in the bar.
Note Six to ten homes is a comfortable number. A client faced with thirty cards tends not to rate any of them.
-
Choose who it goes to
Under Send to, start typing and pick the client from your CRM. If this is someone new, click Add new client, enter their name and email, and click Add client. They are saved in your CRM at the same time, so you do not have to add them twice.
-
Add a message and check the preview
Add a short note if you like, for example why you picked these homes or when you are free to show them. The preview underneath is exactly the page your client will open, with your note at the top and each property on its own card.
Read it through once. If a property looks wrong, close the dialogue, untick it in the results and start again.
-
Send it
Choose how to send. Email sends the showcase from The NLS. WhatsApp opens your own WhatsApp with the message and link ready, so it goes from your number. Copy link puts the address on your clipboard to paste anywhere else.
Note Anyone with the link can open the showcase, so send it only to the client it was made for.
-
Know what your client sees
Your client swipes through the photos on each card and opens View details for the full specification. A slider lets them say how they feel about each home, from still deciding to this is the one, and they tap what draws them in.
For each property they choose Yes, let's take a look or Maybe, keep this in mind. When they are ready they press Request viewings, add a message for you if they want, and see that their request has been sent.
-
Follow the replies
You are alerted when your client opens the showcase, and again when they request viewings. Your dashboard keeps a count under Tour replies.
For the detail, click Tours in the top menu. Tour responses lists what is ready to review, with the properties rated and the viewing requests. Tours sent lists every showcase still out, and you can filter by viewed or not viewed.
Open a reply to see what they liked. From there you can build the viewing tour, which is covered in Plan a viewing tour.
Good to know
- Not opened yet? In Tours sent, filter by not viewed and click Remind. The NLS sends your client a friendly reminder.
- One showcase per client. Each page is built for one person, so send a couple a separate showcase rather than one link to share.
- Use the message. A line about why you chose each home gets more ratings back than a bare list.
- Add the client first if you want their showcase replies to land on a CRM record you have already filled in. Adding them from the send dialogue creates a basic record you can complete later.
