Prepare the valuation appointment in the seller's stage forms, record your recommended price, progress to the agreement, then log showings and download the seller report.
A seller's pipeline runs from Incoming Lead through the valuation, the listing agreement and going live, to completion. The valuation stages hold your preparation, the figures you present and the outcome, and every figure stays on the record for the listing agreement.
Once the home is live, the same record collects showings and buyer feedback, and the seller report brings it all together in a document you can download and send.
Before you start
- A seller in your CRM with the property address recorded.
- The comparable properties you will show, your marketing plan and a list of the documents you will need from the seller.
- After the appointment, the seller's price expectation and your recommended range and asking price.
-
Prepare the appointment
Open your seller and go to the current stage. At Appointment Prep, record whether the valuation is ready, the comparable properties you will show, your marketing plan and the documents you will need. Then save.
-
Record how the meeting went
After the meeting, record what the seller expects, your recommended price, and the outcome of the appointment.
-
Deliver the valuation
At Valuation delivered, enter the seller's expectation, your recommended range and suggested asking price. Set the status to Sent, add your notes, and save.
Note Keep the range and asking price separate. The range shows your reasoning; the asking price is what you propose to market at.
-
Progress to the agreement
Click Progress. Your seller moves on to Agreement signed, and every figure you entered stays on their record for the listing agreement.
-
Log each showing
Once the home is live, every viewing is logged under Showings & feedback. Click Add Showing to log one, with the buyer, the date and any notes.
-
Record the buyer's feedback
After each viewing, record the outcome: what happened, how interested the buyer was and what they thought of the price. What the buyer said goes into the seller's report, so keep it factual.
-
Send the seller report
When you want to update your seller, click View seller report. It brings together their viewings, the feedback and the activity on their listing.
Download it to send to your seller. The more showings and feedback you record, the more useful their report becomes.
Good to know
- Fill Appointment Prep before you go. It is your checklist for the meeting as well as the record of it.
- Write feedback for the seller to read. It appears in their report word for word, so quote the buyer plainly and leave out your own commentary.
- Report on a rhythm. A short report after every two or three showings keeps a seller informed and makes a later price conversation easier.
- Tie the numbers together. The range and asking price you record here carry through to the listing agreement, so you only enter them once.
