Open Market Intelligence, narrow it to a town, an address or a shape you draw on the map, read the official price sources and tabs, then save, share or print the brief.
Market Intelligence turns official property records into a market brief for any place in Spain. You choose a region, then narrow down to a town, an area, an address or a cadastral reference, or draw your own shape around a few streets. The brief lists each published source on its own: the property registrars, the notaries, the ministry and the statistics institute, each with its own scope and date. Nothing is blended.
These are official registers and published averages. They give you context for a conversation with a client. They are not a valuation, and no individual sale, owner or address is shown.
Before you start
- The place you want to look at: a town, a neighbourhood, a street address or a cadastral reference.
- A few minutes on a computer. The map and the drawing tool work best on a larger screen, though the brief itself reads fine on a phone.
- If you want to attach the report to an email or take it to a meeting, somewhere to save a PDF.
-
Open Market Intelligence
Open it from Search at the top of the page. On your phone it is under Network.
Choose a region at the top. The map colours each town by its published price per square metre, and the panel on the right sums up the whole region. Below that are the headline numbers: buildings on the cadastre, registered homes, energy certificates, tourist licences and population.
-
Narrow it to a place
Type a town, an area, an address or a cadastral reference in the map search and pick it from the list. The map moves there, and the trail at the top shows where you are.
The panel now leads with the price evidence: its source, how wide an area it covers, the period and the sample. Underneath, each published source is listed on its own, keeping its own scope and date.
-
Draw your own area, if you want one neighbourhood
In the market brief, click Draw a precise area. The panel moves aside so you can see the map. Zoom in, then click to place each corner around the streets you care about.
Press Finish area, or double-click, to close the shape. The map frames your area. Open the Market brief again and every figure now covers just that shape.
Note A drawn area of a few square kilometres gives a focused brief. Very small shapes may have too few records behind some figures.
-
Read the tabs
Area overview is the summary. Cadastre shows how old the buildings are and what they are used for. Energy shows the ratings on the certificate register. Short-term rentals counts the licensed tourist lets and the share of homes that hold one.
Demographics describes who lives there, from the census: age, household size, income and nationality. Market history puts the published price sources side by side, registered sales from the registrars and the notaries, and the ministry's appraised values, followed by the price history and indices.
-
Look at the buildings on the map
On the map, switch the layer to see the buildings themselves: by age, by energy rating, or by tourist licence. This is a quick way to show a client how a street compares with the one next to it.
Most charts have a CSV button if you want the numbers in a spreadsheet.
-
Save the report
To keep this report, click Saved. Give it a name and press Save. It is listed there, ready to open next time, with the same place and drawn area.
-
Share it or print it
Share makes a link to this exact selection, drawn area included. Click Copy link and send it to a colleague. Anyone signed in to The NLS can open it.
PDF report opens a print version of the whole report. Choose Save as PDF in your browser's print dialogue, and you have a brief, map included, to attach to an email or take to a client meeting.
Good to know
- Say what it is. When you hand a client the brief, call it official data and published averages, not a valuation. The report says the same on its face.
- Check the date and sample at the top of each source before you quote a figure. Sources update on different schedules.
- Save one report per area you work. Opening a saved report is faster than drawing the shape again.
- Pair it with a listing presentation. A one-page PDF of the area brief gives a seller context for the asking price you suggest.
- Share links stay inside The NLS. A client without an account cannot open a share link. Send them the PDF instead.
